1. Initial qualification
The first review confirms location, project type, broad scope, timing and fit. Photos help establish the existing condition and prepare for the next conversation.
2. Site visit and scope development
The team reviews measurements, access, grade, existing structure, utilities, stairs, desired layout and material direction. Replacement is the right time to correct circulation or layout problems instead of rebuilding them.
3. Proposal and selections
The proposal defines removal, structural scope, decking, railing, stairs, features, responsibilities and exclusions. Material samples and alternates should be resolved before ordering.
4. Contract, permits and planning
